Not Cooling? We Diagnose Before We Quote

Our technicians run a full diagnosis before quoting a repair, so you pay to fix the actual fault rather than guess at it. We offer same-day service and after-hours response during business hours.

Cooling Faults We See Most Often

Most cooling failures trace back to a handful of common faults, and we have diagnosed all of them across Burnaby, Vancouver, and Coquitlam for over two decades.

  • Not cooling at all. When the system runs but the home never reaches the set temperature, the cause is usually a failed capacitor, a seized compressor, or a tripped breaker starving the outdoor unit of power.
  • Warm air from the vents. Warm supply air often points to low refrigerant, a dirty air filter restricting airflow, or a thermostat set to the wrong mode.
  • Refrigerant leak. A slow leak lowers cooling capacity over time. We locate it, repair it, and recharge the system to the manufacturer specification rather than simply topping it up.
  • Frozen evaporator coil. Ice on the indoor coil is usually caused by restricted airflow or low refrigerant, and it shuts down cooling until the coil thaws and the root cause is corrected.
  • Unusual noises. Grinding, buzzing, or rattling can signal a failing fan motor, a loose component, or a struggling compressor that needs attention before it fails outright.
  • Will not turn on. A unit that will not start may have a wiring fault, a blown fuse, a bad capacitor, or a clogged condensate drain that has tripped the system safety switch.

Central Air or Ductless: What Fits Your Home

A central air conditioner moves cooled air through ductwork from a single indoor coil, so faults tend to affect the whole home at once and show up as weak airflow, duct leaks, or a problem at the shared evaporator coil. It is the natural choice for a home that already has ducting in place.

A ductless system cools individual zones through wall-mounted indoor heads tied to an outdoor compressor. Because each head has its own coil and blower, comfort is zone by zone and a fault is usually isolated to one room. Ductless suits character homes and condos without ductwork, and the same equipment heats as well as cools. See our mini-split services and heat pump services if that is the direction you are leaning.

What Annual AC Service Includes

Regular maintenance is what keeps a cooling system efficient and catches small problems before they strand you in a heat wave. A Maple Furnace air conditioning service covers the same ground every visit:

  • Cleaning and inspection of the coils, filters, condenser, and evaporator so dirt and debris are not throttling performance.
  • Refrigerant check to confirm the charge is at the level the system was designed for.
  • Thermostat calibration and testing for accurate temperature control.
  • Electrical and mechanical checks across connections, motors, capacitors, and fans.
  • Condensate drain clearing and a performance test to confirm the system cools correctly.

Ask us about putting your cooling service on the calendar each spring through our maintenance and tune-up program, before the first warm week of the year.

Air Conditioning FAQ

  • Do you both repair and install air conditioners?
Yes. We service and repair all makes and models, and we install new and replacement cooling systems. If your unit is near the end of its life, the technician on site can explain when a replacement makes more sense than another repair.
  • What types of cooling systems does Maple Furnace work on?
Traditional central air systems, ductless mini-splits, and modern smart cooling systems, in both residential and commercial spaces across Metro Vancouver.
  • When is it time to replace an air conditioner instead of repairing it?
Once a unit is past roughly 10 to 15 years, repairs are frequent, cooling performance has dropped, or energy bills keep climbing, replacement usually becomes the better value. We give an honest assessment on site rather than pushing a new system.
  • What does SEER2 mean when choosing a new air conditioner?
SEER2 is the seasonal efficiency rating for cooling equipment, and a higher number means less electricity for the same cooling. The American Standard air conditioners we install range from 14 SEER2 through the Ultimate line at over 20 SEER2, and we help match the rating to your home and budget.
  • Which areas do you cover for air conditioning?
We dispatch from Burnaby to Vancouver, Coquitlam, North Vancouver, Richmond, Surrey, New Westminster, Port Coquitlam, Port Moody, Delta, West Vancouver, Langley, White Rock, and Maple Ridge.
Maple Furnace Heating & Air Conditioning carries a wide array of high-efficiency home comfort systems!
