A gas furnace burns fuel to make heat, and any combustion appliance deserves respect. A cracked heat exchanger is the fault we take most seriously, because the exchanger is the metal barrier separating combustion gases from the air you breathe. We check it on every tune-up and every repair.
Every home with a gas furnace should have working carbon monoxide detectors on each level, especially near sleeping areas. Shut the furnace off and call right away if you see a persistent yellow or flickering burner flame instead of a steady blue one, soot or scorch marks around the unit, or if your CO detector alarms. Gas work in British Columbia is regulated and overseen by Technical Safety BC, and we follow safe-work practices on every gas furnace we touch.
Most gas furnaces last about 15 to 20 years. A minor fault on a newer furnace is almost always worth repairing. A major repair on an aging, inefficient unit often is not, and that is where a replacement conversation makes sense.
Furnace efficiency is measured in AFUE, or Annual Fuel Utilization Efficiency. Older furnaces run at lower AFUE ratings, meaning more of your fuel dollar goes up the flue, while a modern condensing furnace converts much more of its fuel into usable heat.
